Plans for new community in Wigan take major step forward

An exciting development is now able to move into delivery following the grant of planning permission for Peel Land’s proposed new community at Mosley Common in Wigan. The project is comprised of 1,050 homes, new transport infrastructure, ecological and recreational spaces, and new local education and community facilities.

The development will be a connected, sustainable new community, providing a new stop on the guided busway, with a community travel hub to connect people to wider local transport services.

The site was also formally allocated for development in the Places for Everyone Plan and two planning applications were approved at Wigan Borough Council’s planning committee in January 2024. The Section 106 Agreement has now been signed and planning permissions issued.

Peel Land is now moving the project into delivery and is progressing with house-builder partners. Roger Hannah are advising Peel Land. Councillor David Molyneux MBE, Leader of Wigan Council said “We have worked closely with Peel to consult on and prepare a masterplan for this development, to ensure it delivers real benefits for our borough.

In addition to over 1,000 new homes including much-needed affordable housing, there will be investment in new education facilities, dedicated community and leisure space, new infrastructure including improvements to the local highway and for active travel, and a new stop on the Guided Busway.”

This clears the path to deliver the scheme, contributing towards implementation of Greater Manchester’s Places for Everyone plan, whilst seeking to address the housing crisis and providing new infrastructure and amenities for the community.

We are now looking to commence site delivery with Wigan Borough Council, Transport for Greater Manchester and housebuilding partners. We look forward to seeing the benefits that Mosley Common will bring to Wigan delivered on the ground.”
