New Worsley Homes a Step Closer

Peel Land is excited to announce updated plans to unlock much needed housing in Salford. The new homes will be set within a vibrant biodiverse landscape, creating an environment that encourages residents to lead active, healthy lifestyles. The neighbourhood will deliver exciting amenities such as children's play areas, fitness trails, and improved access to RHS Garden Bridgewater and the Bridgewater Canal. Situated off Leigh Road, to the east of Boothstown and adjoining the RHS, the scheme aims to deliver a highly sustainable neighbourhood in a rich landscaped setting.

The updated plans have been resubmitted through an outline planning application to Salford City Council. The opportunity to comment on the application will be provided by the Council once the application has been registered.

The site was allocated for housing in March 2024 as part of the Places for Everyone Plan, a long-term plan for delivering much-needed homes across nine Greater Manchester districts.

An initial planning application for this site was submitted in May 2023 and has now been withdrawn. Through the new application, Peel Land has responded to feedback from the local community, the City Council and other stakeholders, to bring forward a scheme that addresses a number of issues raised through the first application and aligns with local needs and aspirations.

The updated scheme now includes:

• A reduction in the number of new homes proposed, from 350 to 295, creating a lower density design and a form of development that is more reflective of local character in the Worsley and Boothstown area.

The following principles remain part of the project:

• 50% affordable housing overall, including on-site provision and off-site contributions in line with the Council’s policy for the site.

• Thoughtfully designed streetscapes, woodlands, and green spaces, promoting well-being and enhancing the natural beauty of the area.

• New recreational facilities, such as play parks and active routes, encouraging an active lifestyle for residents of all ages.

• Improved connectivity to the RHS Garden Bridgewater and the Bridgewater Canal, enhancing accessibility to surrounding amenities.

• Habitat and wildlife enhancements along Shaw Brook, offering enriching experiences for families and nature enthusiasts.

Peel Land has submitted an outline planning application for the scheme. Unlike the 2023 plans, there is no detailed phase of development. The updated outline application includes a Design Code and illustrative masterplan. Peel Land will appoint developers to consult upon and submit reserved matters applications following the outline application.
